Cha Mulan Opened a New Outlet at Suntec City - Singapore's Tea War #2 | ENGLISH

Following the boba/bubble tea boom around 2016–2020, Singapore is now transforming into a new 'battlefield' for other types of tea shops. Brands are competing on fine margins through technology, unique recipe, and innovative design to grab customers.

While most of the new tea chains in Singapore are mainly from China, there are several local brands fighting for the spot, including Cha Mulan.

CHA MULAN
Unlike brands like ChaPanda, Chagee, or Bingxue, Cha Mulan is actually owned by a local company. It made its debut in September 2024 at Bedok 216 Market.

Within the span of one year, the brand expanded with five new outlets located at Jewel Changi, AMK Central, Chinatown, ABC Brickworks Market (Bukit Merah), and Marine Parade.

On 18 October 2025, Cha Mulan opened its 7th outlet at Suntec City Mall. Located on B1 floor, the outlet presents itself in a simple and compact store design.

There are several drinks that Cha Mulan standout, radiant milk, collagen mulan, silk mulan, and cleanse mulan. These tea beverages are made from peach gum, snow fungus, goji berry, and poached pears. The tea chain also offers grape and pomegranate drinks.

In its social media account, Cha Mulan made its branding personal and interactive with customers as centerpiece. Through social media, its founder explains that his late grandmother's health problems (diabetes) raised his concern on healthy beverages. After a while, the founder decided to create Cha Mulan, envisioned as refreshing drink but also healthy.

Other than Cha Mulan, there are several new chains (2024-2025) that caught my eyes, including Lam Heung Ling and Beutea (茶仙子).

BEUTEA SINGAPORE
Beutea is a Malaysian tea chain founded by Dato Calvin Chan (Oriental Kopi). The brand made its Singapore debut in July 2024. As of October 2025, Beutea has 8 outlets in Singapore. Some of them are located at City Square Mall, Northpoint City Mall, Bishan Junction 8, and Tiong Bahru Plaza.

The tea shop shares some similarities with Chagee, particularly in their marketing as modern way of preserving tea culture. Both brands also emphasize its uniquenss on cup designs and gold themed aesthetics. As a strategy to stay relevant, Beutea launched limited-edition merchandise and toys featuring various IPs, including Barbie.

Beutea divide its menu into several categories: Fresh Milk Tea (hot and cold), Wuyi Highland Brew Tea, Cold Brew Tea, Fresh Fruit Tea, Salted Cheese, and Ice Blended Series. Based on my observation, the menu is quite diverse compared to Chagee.

Its tea offerings are combined with several flavors; including jasmine, white peach, oolong, melon, da hong pao, golden guan yin, osmanthus, and even cheese.

LAM HEUNG LING SINGAPORE
Liam Heung Ling (also known as 林香檸) is a chain best known for its hand-smashed lemon tea. Its stores feature an eye-catching design with yellow color as main theme, creating a cheerful and bright ambience. Its first outlet in Singapore is situated at The Cathay Singapore.

The brand's journey started in Hong Kong in 2019. It has expanded to a few regions, including Mainland China, Singapore, Malaysia, Taiwan, and Canada. 

As you would expect, most of its menu are centered around lemon. The offerings include Signature Handmade Lemon Tea, yashi handmade lemon tea, osmanthus lemon tea, white orchid lemon tea, lotus lemon tea, raspberry lemon tea, passion fruit lemon tea, and cucumber lemon tea.
